But exposure to harsh weather, heavy loads, and freeze-thaw cycles will eventually take a toll. The good news is that with proper maintenance, your concrete surfaces can last 30 years or more.
1. Seal Your Concrete Regularly Concrete is porous, meaning water, oils, and chemicals can penetrate the surface and cause damage from the inside out. Applying a quality concrete sealer every 2–3 years creates a protective barrier that repels moisture, prevents staining, and extends the life of the surface significantly.
2. Clean Spills Immediately Oil, gasoline, and de-icing chemicals are particularly damaging to concrete. Clean spills as quickly as possible and avoid using harsh chemical de-icers in winter — opt for sand or kitty litter for traction instead.
3. Watch for Cracks Small hairline cracks are normal as concrete settles and expands with temperature changes. However, cracks wider than a quarter inch or cracks that are growing should be addressed promptly. Left untreated, water enters the cracks, freezes, expands, and causes the damage to spread rapidly.
4. Address Uneven Surfaces Sunken or uneven concrete slabs are a trip hazard and a sign of soil settlement beneath the surface. Depending on the severity, slabs can often be lifted and releveled rather than fully replaced — saving significant time and cost.
5. Know When to Replace If your concrete shows widespread cracking, significant surface deterioration, or major structural issues, patching and sealing may no longer be sufficient. A full replacement using quality materials and proper base preparation is the most cost-effective long-term solution.
